Why it builds up so fast here
Three things work against a clean exterior in our region:
- Humidity and rainfall — the damp subtropical climate is ideal for mould, moss and lichen.
- Salt air — coastal suburbs like Lennox Head, Suffolk Park, Brunswick Heads and Ocean Shores get a fine salt film that holds moisture and feeds growth.
- Shade — tree cover and south-facing walls stay damp longer, so growth takes hold first there.
Where it shows up
Black mould and dirt on render, weatherboard and cladding; moss and lichen on roofs and the shaded sides of paths; slippery green film on driveways, paths and pool surrounds; and greying on timber decks.
Why hosing (or high pressure) doesn't fix it
A hose just wets the surface — the mould returns in weeks because the roots are still there. High pressure can *look* like it works, but on roofs and render it risks cracking tiles, stripping coatings or forcing water behind cladding. The real fix is to treat the cause, not just blast the surface.
The fix: eco soft washing
We use a low-pressure soft wash with an eco, biodegradable treatment that kills mould, algae and lichen at the root, then gently rinse. It keeps working after we leave, so surfaces stay cleaner for much longer — and it's safe for delicate render, timber and roofs, and kind to your gardens.
How often should you do it?
For most Northern Rivers homes, a soft wash every 12–18 months keeps mould and salt in check. Beachfront and heavily shaded homes often benefit from a yearly clean. A quick refresh on a regular cycle is far cheaper than letting build-up set in.
